The Affordable Housing Program at River Place Towers

Affordable housing offers qualifying applicants the opportunity to live in an apartment communitiy that might otherwise be beyond their financial means. River Place Towers participates in the Low Income Housing Tax Credit Program (LIHTC), an Affordable Housing Program. This program was created and is administered by the Internal Revenue Service (IRS) and makes apartments available at affordable rates to renters who meet specific income guidelines. We must verify all income to ensure that applicants meet the Affordable Housing Program's qualification standards.

It is important to note that the affordable housing program at River Place Towers is not for low-income people, nor is it subsidized housing. Each resident is responsible for the full amount of rent each month. Rent is based on pre-set income limits for the area, not on individual household income.

Applicants for residency must provide the following documentation for approval:

  • A valid photo ID for each person over 18 years old. (Drivers license, Passport, Residency card are allowed)
  • Last Year's Tax Returns along with W2's Required
  • Birth certificates for all minors or proof of pregnancy
  • Valid Social Security Card for all the members of the household and/or Tax ID number (ITIN)
  • If applicable, Marriage Certificate/Divorce Decree and proof of custody for minor children.
  • Applicants who have Section 8 vouchers will need to supply the supporting documentation from the appropriate Housing Authority. Their income will also be verified.
